For homeowners looking to sell their current property and purchase a new one, the age-old question arises: which comes first—buying or selling? It’s the classic chicken-or-egg scenario.
More often than not, people begin by exploring the market to see what they can afford.

During this stage, they frequently fall for what feels like the “perfect” property. But without having sold their own home, they’re in a weaker negotiating position—unlikely to have an offer below the asking price accepted. After all, why would a seller tie up their sale with a buyer who hasn’t yet sold?

Even if a deal is agreed upon, it introduces pressure to sell quickly, sometimes resulting in accepting a lower price just to avoid losing the desired new home. Frustratingly, once a home is under offer, it suddenly becomes more desirable to other buyers too.

This imbalance—overpaying on the purchase and underselling your own home—can cost you up to 20% more than if you had moved under more favourable conditions.

The smarter approach? Stay calm. Sell first, and do so from a position of strength. Then, with cash or a clear buying status, approach your next purchase. Estate agents love a proceedable buyer, and you may even be shown exclusive “off-market” opportunities that others never see.

As for that “dream home”? It’s often no coincidence that the ideal property seems to appear just as you’re looking. There will always be another, and possibly an even better one. And if nothing suitable turns up straight away, remember: no one can force you to move until you’re ready. You’re in control.
