Guiding you through tenant payments in detail

The rent
This refers to the mutually agreed-upon monthly payment for a specific property during the tenancy period.

A holding deposit
You’ll pay a holding deposit equal to one week’s rent to Humphrey & Brand to secure the property and begin referencing. The ‘deadline for agreement’ is typically 15 days after receipt of the holding deposit. Please note, this deposit becomes non-refundable if you provide false information, fail a right-to-rent check, withdraw from the proposed agreement, or don’t take reasonable steps to finalise the agreement when requested by the landlord or agent. If the tenancy proceeds, the holding deposit will go towards the final move-in payment.

A refundable security deposit
Before your tenancy commences, you will need to submit a security deposit. For properties with an annual rent below £50,000, this deposit is capped at a maximum of five weeks’ rent. For properties with an annual rent of £50,000 or more, the cap is set at six weeks’ rent. This deposit serves as security for the landlord in case of property damage, failure to return it in its original condition, unpaid rent, or violations of the tenancy agreement terms.

Tenancy agreement amendment fees
If changes are needed during your tenancy, such as a change of tenant, you may incur an administration charge of £50 (including VAT), or a higher amount if deemed reasonable.

Early tenancy termination costs
If you, as the tenant, request the early termination of the tenancy, you will be responsible for all associated expenses.

Utility bills
Unless specified otherwise in the Tenancy Agreement, you are responsible for all payments related to utilities (gas, electricity, water), communication services (broadband, Sky/cable TV, phone), TV license, and council tax.
